What is EDGE Certification

A Smarter, Faster Path to Green Building

EDGE (Excellence in Design for Greater Efficiencies) is an internationally recognized green building certification system developed by the International Finance Corporation (IFC), a member of the World Bank Group.

Unlike other holistic green standards, EDGE provides a strictly quantitative, software-driven approach to designing and certifying resource-efficient buildings. To achieve basic certification, a project must demonstrate a minimum of 20% savings compared to a localized base-case building across three core categories:

Levels of EDGE Certifications

Scalable Sustainability for Any Ambition

EDGE Certified

The foundational standard. Requires a minimum of 20% savings in energy, water, and embodied carbon in materials compared to a local baseline.

EDGE Advanced

For high-performance assets. Requires a minimum of 40% on-site energy savings, while maintaining the 20% minimum savings in water and materials.

EDGE Zero Carbon

The ultimate climate commitment. Projects must first achieve EDGE Advanced status, and then prove that 100% of the building's remaining energy demand is neutralized through renewable energy generation or verified carbon offsets.

Pathway A: New Build Projects

Phase 1: Feasibility & EDGE Modeling:

Phase 2: Design Audit & Preliminary Certification:

We compile all technical documentation and coordinate with an accredited EDGE Auditor to secure your Preliminary EDGE Certificate before construction begins.

Phase 4: Site Verification & Final Certification:

Frequently Asked Questions

How long does the certification process take?

The certification process depends on the size and complexity of your organization, but typically it takes three to six months. This includes the initial assessment, implementation of improvements and final certification.

What is the validity of EDGE certifications?

EDGE Certified & EDGE Advanced: Valid Indefinitely (No Expiration)

Because these levels evaluate the physical, built-in resource efficiency of the building (e.g., the glass used, plumbing fixtures, HVAC systems, and materials), the final "as-built" certificate does not expire and requires no renewal. Once your building passes the final site audit, the certification is permanently tied to the asset in its current built state.

EDGE Zero Carbon: Valid for 2 to 4 Years (Requires Renewal)

Unlike the first two levels, EDGE Zero Carbon measures ongoing operational performance. Because it requires proving that the building's actual energy consumption is neutralized by renewables or offsets, it does expire. You must submit operational data to renew it:

Every 4 years if the building achieves zero carbon using only 100% on-site renewable energy (like rooftop solar panels).

Every 2 years if the building relies on purchasing off-site renewable energy or carbon offsets to reach the zero-carbon threshold.

 

How does EDGE differ from LEED or BCA Green Mark?

While LEED and BCA Green Mark evaluate a holistic range of qualitative and quantitative sustainability metrics (such as indoor air quality, acoustics, and smart technology), EDGE focuses strictly on bottom-line resource efficiency. It uses a streamlined, software-based methodology to calculate concrete savings in energy, water, and embodied carbon.

What types of properties can be EDGE certified?

EDGE is highly versatile and can be applied to new developments, existing operational buildings, and major interior fit-outs. It covers various asset classes, including commercial offices, retail spaces, hospitality, industrial facilities, and residential developments.

 

Can existing buildings or interior fit-outs apply for EDGE?

Yes. For existing operational buildings and interior fit-outs, the process is consolidated into a streamlined, single-stage assessment. Certification is awarded after a baseline evaluation, implementation of necessary retrofit upgrades, and a final physical site audit to verify the resource savings.

Will achieving EDGE certification help unlock Green Financing?

EDGE is globally recognized by financial institutions as empirical proof of sustainability. Achieving it qualifies developers and asset owners for Preferential Green Financing, Sustainability-Linked Loans, and reduced interest rates from commercial banks. Furthermore, projects located in emerging markets may qualify for direct green financing from the IFC.

 

How is the required performance baseline determined?

The baseline is not a static number; it is dynamically calculated using the cloud-based EDGE App. The software utilizes localized climate data, building type, and typical local construction practices to generate a highly accurate baseline specific to your project's exact geographic location.

 

Do we need an ESD consultant if the EDGE software is free?

While the IFC’s EDGE software is free to use, successfully achieving certification requires strict technical validation. An ESD consultancy (like Adapt) manages the complex performance modeling, formulates the most cost-effective retrofit or design strategies, oversees procurement compliance, and directly coordinates the mandatory third-party audits to guarantee successful certification.
